My work focuses on phases 1 to 5 (basic evaluation, approval, and implementation planning) – as a complete package or in partial services, as desired.

For phases 6 to 9 (construction), I have a network of experienced colleagues at my disposal, whom I involve in the process.

I always incorporate the principles of building biology, sustainability, and feng shui into my designs and execution.

Basic evaluation

You have a property and an idea, but everything else is missing?

All relevant documents and information that will give your project a stable basis are compiled in the basic assessment. It is essential, as all further considerations are based on it. At the beginning, basic feasibility is checked and possibilities are defined.

Inventory & measurement

Do you have no or only outdated plan sets? There is no documentation of past conversions?

A thorough as-built survey with measurements provides a graphical and textual representation of all significant building features. Important properties of the building fabric and possible problem areas are revealed.

Design

Some have endless ideas, some are unsure what they want - the development of beautiful and well thought-out designs is probably the most creative part of architecture. Very early on in the planning process, this step sets the course and clarifies the need for action.

Building application & permit

The design needs to be implemented and in many cases this requires official permission from the responsible building supervisory authority.

The preparation of all plans, verifications and calculations leads to the submission of the building application and, after clarification of all formalities, to the building permit, which makes your project legally possible. This is where your rights and obligations regarding implementation are defined.

Implementation planning

The dream design becomes an instruction for action - detailed, comprehensive work planning for execution on the construction site with all relevant information for the trades and specialist engineers involved is the basis for precise cost quotations, easily calculable construction times, smooth processes on the construction site and, finally, for documentation purposes.

Costs

Every measure needs to be paid for. A realistic estimate of the necessary budget is made possible at an early stage with a cost estimate and estimation and goes hand in hand with design considerations.

The cost calculation during work planning provides clarity about the actual possibilities.

Determining the costs after checking the offers allows precise documentation of the cost development. All this for a good gut feeling and peace of mind.

Tendering & awarding

With the specifications in the work planning, the detailed execution of all measures is ready for the textual formulation in the invitation to tender. This is where the services and qualities of the trades are written down and serve as a comparable reference for their offers.

The official awarding and commissioning of contracts, continuous agreements and attentive invoice verification are also key to a successful project.

Specialist engineers & trades

The more complex the project, the larger the group of people involved - and this is exactly what leads to ideal results when there is good cooperation.

Bringing in the right specialist planners at the right time requires good project management. Finding available and experienced tradesmen can be a challenge.
